The Enclave of Saugatuck

At the edge of the lakeshore, where winding roads meet quiet stands of trees and the rhythm of small-town life unfolds at an unhurried pace, a new chapter is taking shape in Saugatuck.

The Enclave of Saugatuck invites you to imagine mornings that begin with sunlight filtering through tall glass panes, afternoons spent biking to town for coffee or strolling along the waterfront, and evenings wrapped in the stillness of preserved woodlands. Here, nature is not an amenity—it is a neighbor.

Nestled at Blue Star Highway and Old Allegan Road, this thoughtfully conceived Scandinavian-inspired community balances modern design with the quiet beauty of its setting. Walkable to downtown Saugatuck, The Enclave offers seven distinctive home styles—from refined single-family residences to elegantly composed multi-unit dwellings—each carefully positioned to preserve the mature trees and delicate wetlands that define the land. An extraordinary 75% of the property remains dedicated to green space, with expansive areas left completely untouched, ensuring that the landscape remains as timeless as the architecture itself.

The vision is led by Johnny Walker of Tangram Development Group, with construction and exterior craftsmanship by DeHaan Homes. Interiors will be curated by the internationally recognized Soucie Horner Design Collective, bringing a refined yet livable sensibility to each residence.

Rooted in Scandinavian Modern tradition, the architecture speaks in clean lines and pitched gables, crowned with standing seam metal roofs and wrapped in maintenance-free, wood-embossed steel siding in warm, natural earth tones. Expansive glass panels blur the boundary between indoors and out, while glass garage doors and rear steel pergolas—standard with every home—create spaces designed for gathering, light, and effortless living.

The Enclave – Planned Unit Development (PUD)

The Enclave, located at 6549 Old Allegan Road, has been thoughtfully conceived with the
following guiding principles:

  • Deliver a diverse range of housing options
  • Employ thoughtful site planning to minimize environmental impact and preserve mature
    forestland
  • Provide creative, high-quality architecture and interior design
  • Create a meaningful community benefit for current and future residents

The Enclave encompasses 9.13 acres in Saugatuck Township, currently dual-zoned C1 Commercial and R1 Residential, and used primarily for residential purposes. The site contains a mature canopy of pine, oak, cherry, chestnut, hickory, and maple trees, some exceeding 50 inches in diameter. Located at the intersection of Old Allegan Road and Blue Star Highway, the property offers both accessibility and a serene natural setting.

Housing Diversity and Parking

The Enclave proposes a 36-unit condominium community featuring three distinct housing  types:

  • One (1) multi-unit building
  • Twenty-four (24) attached single-family homes
  • Eight (8) detached single-family homes

This mix supports a range of lifestyles and price points, accommodating both full-time and  seasonal residents. While existing zoning requires 44 parking spaces, the proposed site plan  provides 73 total spaces, including garages and outdoor parking, ensuring ample parking  for residents and guests.

Homes will feature 2-, 3-, and 4-bedroom configurations, with options for first-floor  primary suites and interior or exterior parking.

Site Planning and Land Conservation

Of the 9.13-acre parcel:

4.3 acres (approximately 50%) will remain completely untouched

2.4 acres will be developed (impervious surface)

2.45 acres will be restored as landscaped green space

Upon completion, approximately 75% of the property will remain green and natural. This  approach continues the precedent set by prior township developments such as Black Barn  Ridge and Estates at Pine Glen, which both retained over 75% of their sites as natural land.

Architecture and Interior Design

Homes within The Enclave will feature Scandinavian Modern architecture characterized by  clean lines, pitched gables, standing seam roofs, and maintenance-free wood-embossed  steel siding in natural earth tones. Design details include expansive glass panels, glass  garage doors, and rear steel pergolas standard with each residence.
All construction and exterior design will be completed by DeHaan Homes. Interior design  services will be provided by Soucie Horner Design Collective, an internationally recognized  firm offering curated design palettes included at no additional cost to homeowners. Martin  Horner, co-owner of the Wickwood Inn and principal of Soucie Horner, will personally  collaborate on this project.

The Enclave provides benefits extending beyond its boundaries, including:

  • Infrastructure Support: Dedication of land for municipal sewer and water extensions,  including installation of a new lift station. This infrastructure will support future  development along the Blue Star Highway corridor, reducing reliance on individual septic  systems.
  • Pedestrian and Bicycle Connectivity: A private road will include a pedestrian- and cyclist friendly route connecting Old Allegan Road to Blue Star Highway, bypassing the existing  roundabout. A bicycle service station will also be installed near the new sidewalk on the  east side of Old Allegan.

We respectfully submit that The Enclave meets and exceeds the Township’s expectations  for Planned Unit Developments (PUD) through:

  • A creative and imaginative approach to land use and housing diversity
  • Exceptional land preservation retaining over 75% of the site as green space
  • Efficient land use integrating clustered housing to minimize disturbance
  • Architectural integrity aligning with the character and charm of Saugatuck Township
  • Full compliance with PUD requirements for minimum acreage and density
  • The Enclave aspires to be a beautifully crafted hamlet—an example of thoughtful  development harmonizing design, ecology, and community living.
